Actually, there are many other ways that your roof could experience damage – and you may not even know it! Critters
Your roof and attic can be an attractive area for a variety of wildlife. Sometimes critters can get into your attic due to an already-existing hole or compromise in your roofing system. Other times, animals like squirrels and mice can actually chew their way through your roof and into your property. This can cause damage to not only the interior of your property, but the exterior of your property as well! Critters such as bats, mice, birds and squirrels are common culprits and all have the ability to cause damage to your roof! If you suspect critters in your attic, make sure you get an inspection sooner than later.
Trees
Trees can be great – they offer shade, privacy and can be aesthetically pleasing. However, sometimes trees can become quite a nuisance! Tree limbs that hang over your roof or are in contact with your roof’s surface can repeatedly rub against the singles and wear away the top layer of your roof. Plus, heavier or longer tree limbs can become a hazard. If they get too heavy, they can fall on your roof and potentially damage your roofing system.
Property Ventilation
Did you know that moisture, mold and weakened structures can also be caused by poor property ventilation? Your property should have proper ventilation, especially in the roof and attic, to ensure that humidity and heat is not trapped. These conditions breed mold and mildew and can lead to weakened rafters, insulation and rotting wood. Make sure that your property has vents placed in the proper spots to ensure that your roof and attic are staying as cool and dry as possible. Also without the proper ventilation the property can be prone to ice damming in the winter.
