Snow Pileup

Ice dams occur when the upper areas of an icy roof begin to thaw, and the lower areas are still frozen. The issue is, as water collects behind the dam, it leaks into the structure through cracks in the roofing material. With adequate insulation and attic ventilation, ice damming can be reduced.

Wind speeds can be strong enough to loosen and rip away asphalt shingles. It’s important to not let missing shingles go unrepaired for too long, as exposing the underlying layers to precipitation can lead to leaks and further damage.

Condensation

When air escapes a building’s heated interior and gets to the roof, condensation forms in the attic area and can lead to mold, mildew and other damage. Proper ventilation is the key in prevention. Ventilation keeps the air circulating and prevents the moisture from staying stagnant.

Flashing Leaks

Flashings are the strips of metal that are placed along the corners, ridges and front edge of the roof, and around your chimney and skylights. During intense storms, they can begin to pull away from your roofing material and lead to water leaks.
