Preparing Your Commercial Property’s Exterior for Winter

Check the heating and cooling systems

It goes without saying that you don’t want to find out that your furnace is broken on a below freezing day. As a rule of thumb, assume that most heating and cooling systems only last 12 to 15 years and can last a lot longer with regular maintenance. While the weather is relatively mild, have your system inspected by an HVAC contractor and communicate any worries with them. You don’t want to be without heat when an ice storm hits.

Eliminate drafts

Check for gaps around windows and doors early. The drafts created by those gaps can run up your heating bill quickly. This can be quickly fixed with weather stripping and caulking to seal those energy-wasting surfaces. Try and keep note of noticeable drafts throughout the year in preparation.

Clean your gutters

The best time to clean your gutters is right when the last leaves fall. If you fail to clean your gutters they can get backed up and lead to overflow. Overflow can lead to a wide array of problems concerning the deterioration of the exterior of your building. In order to avoid foundation issues and water infiltration in your building, make cleaning your gutters a priority before winter weather.

Regularly inspect your property

Don’t just wait until fall to inspect for issues. Regularly check your property for potential issues year-round so that no major problems come as a surprise. Take note of discolored or loose roofing shingles, mold growth, gutter buildup, etc. Keep track of these issue and their level of deterioration in the note’s app on your phone so that you can be properly prepared for your next inspection.

Buy salt now

If your property has a parking lot, buy your salt or melting material in advance. Customers or tenants prefer locations that keep their parking lots safe and clear during the winter months. Buying ice melt ahead of time prevents vehicle accidents and injuries from happening on your commercial property.
